Project Completion & Key Dates

Early handover is scheduled for February 2026, ahead of the contractual delivery date in your SPA.

Not yet. It is currently under process and is expected by February 2026.

You will receive it immediately after the BCC is issued.
This notification activates all next steps:

  • Snagging booking
  • Statement of Account (SOA)
  • Document requirements
  • DEWA & Empower activation
  • Handover Kit details

Snagging & Inspection

Your notification will include:

  • Booking link
  • Available time slots
  • Step-by-step instructions
  • CRM & Handover team contact details

You will have 30 days to book your inspection.

Yes. You may assign a representative using the authorization template provided.

Yes. Third-party snagging companies are allowed.

Typically 60–90 minutes depending on unit size.

Yes, all valid snagging items will be addressed before handover is finalized.

Finance, Payment Dues & Mortgages

Your SOA will be included in the Official Completion Notification.
It will list:

  • Remaining payments
  • Final settlement amount
  • Bank instructions
  • Accepted payment methods

Yes. All due amounts must be settled before key collection.

Banks typically require:

  • BCC (mandatory)
  • Updated SOA
  • NOC
  • Valuation access

We will support your bank once the BCC is issued.

Yes. Bank transfer instructions will be included in your SOA.

Delays may cause:

  • No access for the snagging.
  • Move-in delays
  • Possible contractual penalties and legal consequences as per SPA

Service charges are invoiced after building completion and registration, not before.

Documents & Authorization

Your Completion Notification will include:

  • Required document list
  • Passport/ID requirements
  • Authorization templates (if appointing a representative)

The actual handover must be completed by the owner personally. If this is not possible, a Power of Attorney (POA) is required, explicitly stating the handover responsibility and clearly specifying the unit details.

No. Full remote completion is possible.

DEWA & Empower

You can activate DEWA once you receive:

  • Your unit’s premise number
  • The DEWA activation guide
    (both provided upon completion)

At the same time as DEWA.
You will receive the required instructions with your notification.

Handover Kit & Keys

You will receive details at completion. It typically includes:

  • Access cards
  • Unit keys
  • Warranty documents
  • Appliance manuals
  • Emergency contact numbers
  • Building guidelines

Two access cards are provided as standard.
You may request additional cards from building management.

Move-In & Building Access

Move-in is possible once:

  • Snagging is completed
  • All payments are settled
  • DEWA is active
  • Move-in permit (if required) is approved
  • Keys and access cards are collected

Yes. Essential common areas will be fully operational at completion.

Building management will guide you immediately after handover.

Service Charges & Ownership Costs

Based on:

  • RERA’s approved service charge model
  • Common area operating costs
  • Unit size (sq ft)

Service charge invoices will be issued directly through the Mollak system by the appointed Owners’ Association Management Company, following the completion of the building completion formalities.

Yes. Service charges start from the building completion date, regardless of occupancy.

Rentals, Leasing & Property Management

Immediately after handover completion and DEWA activation.

We can recommend trusted property management and leasing partners.

Ejari can be issued after:

  • DEWA activation
  • Access card issuance
  • Full handover

Overseas & Remote Buyers

Key collection & Handover to the owner him self / POA

Yes. All documents will be emailed.

RERA, DLD & Registration

Upon issuance of the payment completion certificate, our registration team will submit your application to Dubai land department.

The registration process is typically completed within five (5) working days

Dubai Land Department no longer issues physical (original) Title Deeds. All Title Deeds are issued in digital format and are legally valid.

Warranty & Post-Handover Support

You will receive:

  • Defect reporting email
  • Hotline/WhatsApp details
  • SLA for rectification

Building Management details will be shared in your Handover Kit.
